This privacy policy (the “Privacy Policy”) is intended to inform of how ScreenRenters, LLC (“ScreenRenters”, “ScreenRenters” or “us”) gathers and uses personal information and data submitted to the ScreenRenters website, through any ScreenRenters services and any related mobile application (collectively and individually, the “Sites and Services”), through the Sites and Services. ScreenRenters takes privacy seriously and will take reasonable steps to protect user privacy consistent with the guidelines set forth in this Privacy Policy and with applicable U.S. laws. In this Privacy Policy, “user” or “you” means any person viewing the Sites and Services or submitting any personal information to ScreenRenters in connection with using the Sites and Services. By using the Sites and Services, you are indicating your consent to this Privacy Policy. IF YOU DO NOT AGREE WITH THIS PRIVACY POLICY OR CONSENT TO IT TERMS, DO NOT USE THE SITE AND SERVICES. USING THE SITE AND SERVICES MEANS ACCEPTANCE OF THESE TERMS.

The Sites and Services do not knowingly collect personal information from users under the age of 13 nor are these Sites and Services intended to be used by anyone under 13. If you are under the age of 13, you are not permitted to use the Sites and Services or to disclose Personal Information using the Sites and Services. If ScreenRenters learns ScreenRenters has collected or received Personal Information from a child under 13, ScreenRenters will delete that information. Information Collected by ScreenRenters

Personal Information:

Landlords, Sub-Lessors, Managers, Agents and Brokers: When landlords, their representatives, brokers, real estate agents, property managers and sub-lessors list properties for rent on the Sites and Services directly or through a multiple listing service, ScreenRenters collects the name, telephone number and email address of a contact person for such landlord, landlord representative, broker property manager or sub-lessor, as applicable.

Renters:

If you sign up to use services offered through the Sites and Services, ScreenRenters and/or certain third party service providers that ScreenRenters work with to provide services to us (“Vendors”) may collect certain personal information, including ,but not limited to your name, email address, home address, employment information, phone number, educational background, credit score, criminal, residential tenancy and eviction history, financial information and income history (collectively referred to as “Personal Information”). The collection of such Personal Information is consistent with our provision of services to you, including using the information provided by you and other legally permissible sources to facilitate assessment by landlords, their representatives, brokers, real estate agents, property managers and sub-lessors regarding your suitability as a potential tenant or sub-lessor. In addition, if you contact ScreenRenters and disclose additional personal information, ScreenRenters may store that Personal Information.

In addition to other information Personal Information ScreenRenters collects when you register, you may provide to our third-party service providers through certain features of the Sites and Services Personal Information together with your social security number and/or in order to verify your identity. This information is used in order to fulfill your request to provide certain other users of the Sites and Services with your credit report and credit score and/or with the results of background checks in regard to your criminal and/or eviction history.

Tracking Information:

As you navigate the Sites and Services, ScreenRenters and our Vendors may collect information automatically using web tracking technologies such as cookies, web beacons, pixel tags and clear GIFs and third party tracking services in order to ensure that the Sites and Services operate efficiently and to collect data related to usage of the Sites and Services. Such collected data (“Tracking Information”) may include the address of the websites you visited before and after you visited the Sites and Services, the type of browser you are using, your Internet Protocol (IP) address, what pages in the Sites and Services you visit and what links you clicked on, and whether you opened email communications ScreenRenters sends to you. In order to collect Tracking Information and to make your use of the Sites and Services more responsive to your needs and more efficient, ScreenRenters may store cookies on your computer. ScreenRenters may also use one or more web tracking technologies that are placed in web pages on the Sites and Services or in email communications to collect information or about actions that users take when they interact with the Sites and Services or such email communications, and our Vendors may also do so. ScreenRenters does not link Tracking Information to individual user Personal Information or include the Personal Information with the Tracking Information that ScreenRenters shares with the web tracking companies that use and process the Tracking Information. Some Tracking Information may include log or other data, such as IP address data, that is unique to you. You may be able to modify your browser settings to alter which web tracking technologies are permitted when you use the Sites and Services, but this may affect the performance of the Sites and Services.


ScreenRenters uses Tracking Information to administer the Sites and Services and to understand how well our Sites and Services are working, to store your user preferences, and to develop statistical information on usage of the Sites and Services. This allows us to determine which features visitors like best (or don’t like), to measure overall effectiveness and to help us improve the Sites and Services, to personalize your user experience.

Aggregate Information:
To the extent permitted by law, ScreenRenters will compile and/or create for analytical purposes statistical, aggregated data relating to our users and the Sites and Services. Aggregated data is derived from Personal Information and Tracking Information but in its aggregated form it is de-identified in a manner so that it cannot be used to identify any individual or individuals. This data is used to understand our customer base, their needs and to develop, improve and market our services.

Rental Listings and Data Connected to Landlords, Their Representatives, Brokers, Agents and Managers:
ScreenRenters will use and store Personal Information for the purpose of delivering the Sites and Services and our services to you, and to analyze and enhance the operation of the Sites and Services. ScreenRenters may also use Personal Information for the internal operational and administrative purposes of the Sites and Services or to connect and share data with third party service providers that you have signed up with, such as a multiple listing services, or other real estate platforms. ScreenRenters may enter Personal Information into our contact management database, and may use such database to send you marketing materials and to contact you regarding your interest in ScreenRenters products and services.

Compelled Disclosures and Other Legal Exceptions:
ScreenRenters shall have the right to use Personal Information to the extent required by law or legal process, such as a valid and enforceable subpoena, or if ScreenRenters, in its reasonable discretion believes use of such Personal Information is necessary to investigate fraud, misuse, violation of our Terms of Use or any threat to the safety of any individual, to protect ScreenRenters legal rights or to protect the rights of third parties.

ScreenRenters Disclosure to Third Parties

Permitted or Required Disclosure:
ScreenRenters reserves the right without limitation to disclose any information ScreenRenters collect in connection with the Sites and Services, without further notice to you to any successor to ScreenRenters business as a result of any merger, acquisition or similar transaction; and to any law enforcement or regulatory authority to the extent required by law or if, in ScreenRenters reasonable discretion, disclosure is necessary to investigate fraud or any threat to the safety of any individual, to protect ScreenRenters legal rights or to protect the rights of third parties.

ScreenRenters Disclosure of Personal Information:
ScreenRenters uses the Personal Information you provide to fulfill the services you request from us. This may include sharing Personal Information with any of our Vendors, with our affiliates (including but not limited to any of our subsidiaries), or with any landlord, landlord representative, broker, property manager or sub-lessor with whom you may wish to apply to lease a property or enter into a rental contract. Except as described in this paragraph, or as described under “Permitted Disclosures” above, and as otherwise authorized by you, ScreenRenters will not disclose or share Personal Information to any third party. Notwithstanding the foregoing, ScreenRenters shall not be liable to you or any other party for any use or misuse of Personal Information by any third party with whom your Personal Information has been shared in accordance with the terms of this paragraph.

Tracking Information:
ScreenRenters may disclose Tracking Information to Vendors in order to analyze the performance of the Sites and Services and the behavior of users, and to operate and improve the Sites and Services. Certain Tracking information, such as the popularity ranking of certain pages of the Sites and Services, may be published on the Sites and Services and so disclosed to all users of the Sites and Services.

Aggregate Information:
ScreenRenters may disclose aggregated data that does not contain Personal Information to any third parties, such as potential customers, business partners, advertisers, and funding sources, in order to describe our business and operations.

Accessing, Updating or Deleting Your Personal Information

You are able to access, review, update, correct and/or delete your Personal Information by using the profile editing tools on the Sites and Services. For your security and other reasons, ScreenRenters reserves the right to verify your identity in order to provide such access.

However, just because you delete your information does not mean that is removed everywhere. Even after you remove information from your profile or delete your account, some copies of that information may remain viewable elsewhere if and to the extent it has been shared with others such as, but not necessarily limited to rental applications. Further, ScreenRenters may retain certain information for records keeping purposes to meet legal requirements or to prevent identity theft and other misconduct even if deletion has been requested. Removed and deleted information may persist in backup copies indefinitely, but will not be available to others.

Third Party Links

The Sites and Services may contain links to other websites and services not provided by ScreenRenters. ScreenRenters cannot be, and is not responsible for the use of data, privacy practices or the content of those websites or services. You should be aware of this when you leave our site and be sure to review the privacy statements of each website they visit that collects information. This Privacy Policy applies solely to personal information collected by ScreenRenters.

Security

ScreenRenters uses commercial efforts to maintain reasonable administrative, physical, and technical safeguards for protection of the security, confidentiality and integrity of your Personal Information, both during transmission and to the extent ScreenRenters stores it, in accordance with this Privacy Policy and applicable law. ScreenRenters encrypts transmissions of Personal Information through the Sites and Services using secure socket layer technology (SSL). However, no method of electronic storage or Internet transmission is completely secure, and ScreenRenters cannot guarantee that security breaches will not occur. Without limitation of the foregoing, ScreenRenters is not responsible for the actions of hackers and other unauthorized third parties that breach our reasonable security procedures or those of Vendors.

Application of Law and the Privacy Policy if You Are Outside of the United States

ScreenRenters, its services and its servers are located within the borders of the United States and are subject to the applicable state and federal laws of the United States. If you choose to use or access the Sites and Services, you consent to the use and disclosure of information in accordance with this Privacy Policy and to have such use and disclosure exclusively subject to such laws even if you are the national or citizen of another country.

Amendments

ScreenRenters may amend or modify this Privacy Policy from time to time in its sole discretion. If ScreenRenters makes any material changes to this Privacy Policy, ScreenRenters will make reasonable efforts notify you through the means described in this paragraph. The e-mail specified in your ScreenRenters profile provides us one means of notifying you of such changes, so you must keep the email address your profile up to date. We will notify you of changes to this Privacy Policy through the email address in your ScreenRenters account profile or by means of a notice on the Sites and Services prior to the date making the change or making it effective.

ScreenRenters uses remarketing services to advertise on third party websites to You after You visited our Service. We and Our third-party vendors use cookies to inform, optimize and serve ads based on Your past visits to our Service.

ScreenRenters may provide paid products and/or services within the Service. In that case, we may use third-party services for payment processing (e.g. payment processors).

ScreenRenters will not store or collect Your payment card details. That information is provided directly to Our third-party payment processors STRIPE and AMAZON CHECKOUT whose use of Your personal information is governed by their Privacy Policy. These payment processors adhere to the standards set by PCI-DSS as managed by the PCI Security Standards Council, which is a joint effort of brands like Visa, MasterCard, American Express and Discover. PCI-DSS requirements help ensure the secure handling of payment information.

Facebook Fan Page

The Company is the Data Controller of Your Personal Data collected while using the Service. As operator of the Facebook Fan Page (https://www.facebook.com/ScreenRenters/), the Company and the operator of the social network Facebook are Joint Controllers.

Facebook receives, records and processes the information stored in the Cookie, especially when the user visits the Facebook services, services that are provided by other members of the Facebook Fan Page and services by other companies that use Facebook services.
